The rural mixed farming property, located eight kilometres west of Junee, can be sold as a whole or as four individual lifestyle lots.
Myrtle Vale consists of 453 hectares, or 1119 acres, with an approved four lot rural subdivision of about 100 hectares each.
Ray White Rural is seeking expressions of interest and director Geoff Palmer said the listing has received strong inquiry.
"Our interest has been quite even; either purchasing the whole farm or being sold individually," Mr Palmer said.
"In regards to the lifestyle component of Myrtle Vale, they're going to be subdivided four ways so that is appealing for young professionals in Wagga and also neighbouring farmers who are wanting to acquire a small parcel of land.
"But, there is a lot of genuine, serious interest on keeping it as a whole; a lot of the bigger farmers in the district are looking to acquire a farm in an ideal location."
The agent and vendor were not willing to disclose the price guide for this listing.
Despite the prolonged drought, Mr Palmer said this property is sought-after because it has been well-managed by one family since 1973.
"This is an opportunity to acquire a farm that has a proven track record," he said.
"Junee farming land is typically known to be of quality and it is also tightly held, so when an opportunity like this comes up - it's location does create a lot of interest.
"Houlaghans Creek runs through the property and it provides the buyer a lot of scope ... it has a very high percentage of farming land; there's not much waste."
Mr Palmer said the private owners are selling for a "motivational" change and are ready to move into the next chapter of their lives.
